The large park and beaches are a 3 minute walk and the Old Town is 5 minutes away with fresh flower/veg market each morning except Monday when it is used for Antiques. All transport is a short walk and Italy, Monaco, Antibes and Cannes are all less than an hour as well as Isola for winter ski trips.
